Concrete Leveling in Balch Springs, Texas
Garland Elite Concrete offers concrete leveling in Balch Springs, Texas, lifting sunken driveways, sidewalks, patios and garage floors back into line with mudjacking grout or polyurethane foam instead of breaking them out. Mudjacking often costs 30% to 50% less than tearing out and replacing concrete, and the Census Bureau's 2020-2024 estimates count 3,359 of the city's 9,110 housing units as built before 1980.
Interstate 635 splits Balch Springs into two nearly equal halves, Interstate 20 and U.S. Highway 175 also cross it, and the city borders Mesquite to the north and east and Dallas to the south and west. Hickory Creek flows south through town, and at incorporation the city took in parts of the old communities of Rylie, Kleberg, Five Points, Zipp City, Jonesville and Triangle. Parks include Walter E. Luedeke Park on Hickory Tree Road, with its pond and splash pad, plus Virgil T. Irwin Park, Veterans Memorial Park and Woodland Park, and Eastgate Drive, now a four-lane arterial, leads to the Amazon logistics and distribution center.

How Balch Springs grew
The Handbook of Texas dates the town to around 1870, when John Balch's family settled here and found three springs, one of which never went dry. It incorporated on June 13, 1953, to avoid being annexed by Dallas, and grew from about 3,500 people in 1956 to 13,050 by 1976 as Interstate 635 made the commute faster; by the late 1970s, 95 percent of residents worked in Dallas or Garland. A 1988 vote to merge with Mesquite was ruled invalid, and the city stayed independent.
Housing is still mostly single-family detached: 6,282 of the 9,110 units in the Census Bureau's 2020-2024 estimates, with a median year built of 1990 and about 65% of occupied homes lived in by their owners. In the resident survey for the city's 2050 Comprehensive Plan, adopted July 8, 2024, aging infrastructure was the top future challenge, named by 48% of respondents.

(945) 441-5958Why slabs sink: fill, clay and water
A sinking slab very often sits on poorly compacted fill dirt, though subsurface erosion and shrinking soils can do it too. Balch Springs lies entirely in Dallas County, where black clay of the Blackland Prairie is the dominant soil and can shift several inches vertically as its moisture changes. Much of the cracking around here traces back to that expansive clay moving between the wet spring and the dry, hot summer.
Hickory Creek and the floodplain
The city's comprehensive plan describes Hickory Creek, part of the Trinity River system, flowing south through the city and putting some land in floodplains. Elevations in its watershed fall from about 540 feet at the upper end to about 432 feet at the low point, and a 2022 flood study found about 109 homes and 15 commercial buildings inside the 100-year floodplain. Most of the creek's crossings are concrete bridges and culverts.
Where water moves under a slab, the lifting material matters. Alchatek, a foam maker, says foam resists water, which helps prevent future erosion and settling. InterNACHI, a home inspectors' association, lists swampy soil and a cause of settling that hasn't been addressed among the cases where mudjacking isn't appropriate.

(945) 441-5958Mudjacking or polyurethane foam
Both methods raise a sunken slab back to level by pumping material underneath it. Mudjacking grout is water and portland cement with some combination of limestone dust, fly ash or sand, and it goes in through holes typically 1-1/2 to 2 inches across. Alchatek says foam needs only 3/8-inch holes, weighs 2 to 4 pounds per cubic foot against up to 100 for mudjacking material, and reaches 90% of its full strength in about 15 minutes.
Foam costs more. Nationally, mudjacking averages $4 to $9 per square foot and polyjacking $8 to $25. In Dallas, a mudjacking job averages $954, with most projects between $626 and $1,282. Those are typical market figures, not our prices, and the estimate for your slab is free.

(945) 441-5958When a slab should be replaced instead
Lifting fixes height, not a broken surface. InterNACHI says mudjacking isn't appropriate when the surface is spalling or damaged, or when a slab has risen from expansive soil rather than sunk. Severe settling may call for replacement and subgrade correction, and in Dallas-area driveways, alligator cracking and spalling over 20 to 30 percent of the surface are among the signs it's time to replace.
For small dips, a self-leveling compound suits only slabs that have sunk less than an inch, once the cause is fixed. We'll tell you which of these fits your slab after looking at it.

(945) 441-5958City permits for driveways and flatwork
The City of Balch Springs makes it an offense to build, rebuild, relocate or in any way change a driveway without a building permit from the Chief Building Official. Its master fee schedule, dated 9/8/2025, has one Concrete/Flatwork permit for drive approaches, driveways, patios and slabs, from $25.00 for 120 square feet or less up to $70.00 plus $0.15 a square foot for 1,001 square feet and over.
City staff can help with flatwork on platted land without a formal development review meeting, and driveways are exempt from the rule that requires a recorded plat before unplatted residential land is improved. New sidewalks must be at least five feet wide.

Leveling can go together with other work on the same property. We handle crack repair and sealing, resurfacing for worn surfaces, and full driveway, sidewalk and patio replacement when a slab is past lifting. Sealing the surface cracks after a lift typically runs $75 to $200 nationally.
North and east across the city line, Garland Elite Concrete handles tilt-wall construction in Mesquite, and a little farther out it builds driveway aprons in Sunnyvale.

(945) 441-5958How a slab lift goes
General practice; the method and the number of holes depend on the slab.
Free estimate and a look underneath
We measure how far each section has dropped, check the surface for cracks and spalling, and look for the water or fill problem behind it.
Choosing grout or foam
We'll talk through mudjacking and foam for your slab: cost, hole size and how soon you need it back in use.
Drilling
A pattern of holes is drilled or cored through the sunken slab, larger for grout than for foam.
Lifting
Grout or foam is pumped underneath until the slab is back to level.
Back in use
Mudjacked concrete takes light foot traffic within 24 hours and full vehicle use within 2 to 3 days, while foam cures in about 15 minutes.

(945) 441-5958Leveling questions from homeowners
Is mudjacking permanent?
No lift is permanent. Mudjacking typically lasts 5 to 10 years or longer and polyjacking 10 to 15 years or longer, and the heavy mudjacking slurry can wash away over time while foam is waterproof. On lots near Hickory Creek or anywhere water runs under the slab, that difference is worth weighing, along with fixing the drainage.
Do I need a permit to level my driveway in Balch Springs?
Ask the City before the work is scheduled. Its rule requires a building permit to build, rebuild, relocate or in any way change a driveway, and whether lifting an existing slab counts is a question for the Permits and Inspections Division. As a general rule across the Dallas area, small residential slab-leveling jobs typically don't need permits, while foundation, structural, drainage or right-of-way work may.
