Two industrial parks, two eras of buildings

The 2045 Plan, adopted by City Council on August 1, 2023, says the city is largely built out, so most future growth will be redevelopment. Interviews for the plan found older industrial buildings still usable, though some need rehabilitation.

Metropolitan Industrial Park

Most buildings in the east-side park went up in the 1970s and are under 50,000 square feet, according to the plan.

Valwood Industrial Park

Valwood's first big building push came in the 1980s and carried on through the 1990s. Very large warehouse and distribution buildings followed in the mid-2010s.

Who works there

Wholesale trade, professional and technical services and construction make up almost 40% of local jobs. Citing Census Bureau data, the plan counts 70,433 people who work in Farmers Branch but live elsewhere, and 1,363 who both live and work there.

An industrial floor is specified by two numbers. In the American Concrete Institute's terms, FF measures how bumpy or wavy a floor is, which comes down to finishing, and FL measures how level it is, which depends on how well the forms were set. ACI 302.1R's table gives 35/25 for warehouse floors with moderate or heavy traffic and 45/35 for warehouses using air pallets.

Levelness and racking

Levelness can limit how high pallets can be safely stacked. One engineering continuing-education course, drawing on its author's experience, puts typical warehouse specs at 25/17 for lift traffic without racks, 35/25 for racking around 20 feet, and 50/35 for taller or automated racking of 35 feet or more.

Testing and fixing a floor

Flatness should be tested within 72 hours of finishing, because curing can curl the slab. A floor that misses its numbers may be ground, planed, surface-repaired, retopped, or removed and replaced.

Joints and the surface

The National Ready Mixed Concrete Association (NRMCA) recommends no more than 3% air in a hard-troweled floor slab, since air-entrained concrete raises the risk of the top layer delaminating. Joints under heavy traffic need a filler that supports their edges against spalling, keyed joints aren't recommended for industrial floors, and heavy loads call for dowels. A silicate densifier, its maker Prosoco explains, hardens the surface by converting calcium hydroxide into calcium silicate hydrate, the compound that binds concrete.

Driveway widths, permits and codes

Under the city's Design Manual for Water Lines, Sanitary Sewer Lines, and Paving Standards (January 2026), every industrial driveway must be concrete and 30 to 40 feet wide, and commercial driveways must be concrete and 24 to 30 feet wide. The Public Works Engineering Division issues permits for construction in public rights-of-way and easements.

Commercial permits

The commercial building permit application covers concrete driveway and flatwork, listing patio or deck, pad, driveway and sidewalk, as well as approach work. Commercial permits are priced by construction value: under the schedule effective October 1, 2021, work valued at $10,001 to $25,000 costs 1.5% of that value. Since October 1, 2025, the city has used the 2024 International Codes and the 2023 NEC.

Work in the right-of-way

The city's driveway and flatwork permit guide requires a signed, notarized indemnity agreement and proof of insurance, or a bond of at least $1,000,000, for concrete work in the right-of-way.

NRMCA defines cold weather as more than 3 days in a row averaging under 40°F, with the air at or below 50°F for more than half of each day. Fresh concrete freezes below about 25°F and can lose more than 50% of its potential strength. NRMCA's curing guidance is 3 to 7 days, starting right after finishing, with the concrete kept above 50°F.

Homes, parks and history in the "City in a Park"

Farmers Branch calls itself the "City in a Park", with 28 parks and more than 300 acres of parkland, and the 2045 Plan says its central neighborhoods of detached homes resemble that name most. Single-family homes built between 1950 and 1975 cover most of the residential land, and some of those mid-century houses have been remodeled, expanded or replaced.

The city requires a permit for residential flatwork over 100 square feet and for any new driveway area, and an inspection before concrete is placed. Its own recommendation for flatwork is at least 4 inches thick, No. 3 rebar at 18 inches on center each way, and at least 3,000 psi concrete.

Driveways and parking surfaces may cover no more than 67% of the front yard or 33% of the rear half of the lot, and pool plans must show decks kept at least 2 feet from a property line, with a deck steel inspection.

From Mustang Branch to the Historical Park

Thomas Keenan, Isaac B. Webb and William Cochran arrived in 1842 and received the area's original land grants, and the settlement was first called Mustang Branch for the mustang grapes along the creek.
