Larger houses on lots that can't grow

The city covers 3.69 square miles, and the Handbook of Texas records that Dallas annexed the land next to it, cutting off any room to expand, so few lots were left vacant for new homes. Around the 1970s, smaller houses were replaced by larger ones as property values rose.

The Census Bureau's 2020–2024 survey estimates put the median value of an owner-occupied home at $1,861,800. About 74% of housing units are single-family detached houses, about 83% of occupied homes are lived in by their owners, and the median home was built in 1990. In the single-family districts, the zoning ordinance sets minimum lots from 7,000 square feet in SF-4 up to 35,000 in SF-1.

Coverage limits, terraces and front-yard rules

How much of a lot can be paved

On a single-family lot of 7,501 to 10,000 square feet, the zoning ordinance lets impermeable surfaces cover 52% of the lot or 4,500 square feet, whichever is greater. The City's coverage handout caps total paving in the required front yard at 50%, and front-yard driveways don't count toward total lot coverage. For lots over 35,000 square feet, the code and the handout give different figures, so confirm the number with the Community Development Department.

Front terraces and seat walls

An uncovered terrace up to 30 inches above grade may extend up to 10 feet into the front setback, but no wider than the front of the house, and seat walls up to 2 feet tall are allowed on porches and terraces. In a front yard, a retaining wall can't stand more than 2 feet above the average natural grade, and a fence and retaining wall together can't exceed 8 feet anywhere.

Materials the City lists

The handout names concrete and asphalt as typical paving, lists pavers, permeable concrete and similar materials as alternatives, and prohibits pea gravel.

A building permit is required before a swimming pool, spa or hot tub is built, and the City's pool permit fee is $300.

Pattern, color and sealer choices

Patterns

In 2026 Dallas-area figures, each stamped pattern has its own average price: $8 per square foot for one-color brick, $11 for slate, $14 for multi-color cobblestone, $16 for wood plank and $28 for a custom logo or inlay.

Color

Color hardener is shaken onto the fresh surface and left five to 10 minutes to absorb water before it is floated in, and Brickform's data sheet calls for two passes, about 75-80% first and the remaining 20-25% after. The antique accent comes from the release agent, and that secondary color is best kept to 5% to 30% of the final look, since too much of it can hurt sealer adhesion.

Sealing

Acrylics are the most common sealers for outdoor stamped work, usually applied in two thin coats, and the American Society of Concrete Contractors says at least 75% of powdered release must come off before sealing. Resealing is routine upkeep. The usual advice is every 2 to 3 years, and the wider range is 2 to 5, depending on traffic, climate and the previous sealer.

Summer timing

Heat is one of the Dallas-area price drivers for stamped work, because it shortens pouring and sealing windows. Pressing stamps after the surface has become too hard can cause shrinkage cracks.

Driveways, walks and the public right-of-way

Work on public property runs through the Community Development Department, which issues a permit to build, repair or replace any sidewalk or driveway there. Anyone building or repairing a sidewalk, curb, gutter or driveway approach must first post a $10,000 bond, which holds the contractor to maintaining the work for one year, and the City's fee for a right-of-way or concrete flatwork permit is $200. New sidewalks, curbs and gutters must carry the builder's firm name and the month and year of the work, stamped into the concrete.

Residential driveway approaches must be 9 to 15 feet wide at the property line, with only one approach per street frontage unless additional ones are at least 100 feet apart.

Other decorative work on the same lot. Beyond patios, we pour stamped and plain driveways, pool decks, walkways, and stained or exposed aggregate finishes where the code allows them. For a sound existing patio, a stamped overlay 1/4 to 3/4 inch thick is another route, though an overlay may not be viable over large cracks, significant spalling or severe settlement.

From layout to sealer

These steps follow common practice and the color makers' data sheets; your estimate covers your yard.

  1. Measure against the limits

    The patio outline is checked against the lot's impermeable-coverage limit, and against the terrace rules if any of it sits in the front yard.

  2. Base and mix

    Butterfield Color's sheet asks for a gravel subbase of 4 inches or more, at least 5 sacks of cement per cubic yard, and a slump of 4 inches or less.

  3. Color and stamp

    At the right stage, the stamps can be pressed in by walking on them, perhaps with light tamping, and the first row must go on a straight line.

  4. Detail and wash

    Hand detailing with a chisel, roller or texture skin cleans up displaced paste, and the leftover release is washed off a day or more after stamping.

  5. Cure, seal and wait

    Brickform recommends a cure-and-seal right away and the final sealer at about 28 days; once a color-hardened surface is sealed, it says to keep foot traffic off for 24 hours and vehicles for 5 days.

Stamped patio questions from homeowners

Do I need a permit for a backyard stamped patio in University Park?

The City's fee list includes a $200 right-of-way and concrete flatwork permit, and work on public property always needs a permit from Community Development. The City's published pages don't say whether a patio entirely on private property needs one, or above what size, so check with the Community Development Department, which issues construction permits, before the pour is scheduled.

Can the sidewalk in front of my house be stamped to match the patio?

No. Under Section 3.14.040 of the Code of Ordinances, sidewalks on city right-of-way must be brush-finished concrete with no coloring, and exposed aggregate and brick are excluded. An expansion joint is also required where the public sidewalk meets a private driveway. Stamped and colored finishes belong on the private side of the property line.

What hours is concrete work allowed in University Park?

Construction is allowed from 7 am to 6 pm, Monday through Saturday. Before a sidewalk or concrete driveway is built on any street, written notice must reach the water and sewer department at least 24 hours ahead.
