Matching the repair to the damage

Cracks

On residential flatwork, epoxy filler suits cracks 1/8 inch wide or smaller, and a foam backer rod goes into cracks 1/2 inch or wider before they're filled. The usual repair sequence is to chisel the crack to a backward-angled cut, clean out loose material, brush on bonding adhesive, fill it and feather it level. For a crack that will still shift slightly, TxDOT's Concrete Repair Manual uses rout-and-seal: a V-shaped groove about 3/8 inch deep, centered on the crack and sealed so water stays out.

Sunken or tilted panels

When a driveway drops in places, the cause is usually a subgrade that was poorly compacted or soil that has eroded away below it. Slabjacking lifts the panel back by pumping grout or foam underneath. Foam maker Alchatek compares the two methods: polyurethane goes in through 3/8-inch holes where mudjacking needs 2- to 3-inch ones, and it is at 90% of full strength in about 15 minutes. InterNACHI lists cases where mudjacking is the wrong call, including a spalling surface and a slab that has risen from expansive soil.

Worn or scaled surfaces

If the top has scaled lightly to moderately but the slab underneath is sound, the NRMCA says a thin bonded resurfacing over cleaned concrete can fix it, with one catch: the color won't match the original. And an overlay won't last long over concrete that is already damaged, cracked or shifting.

When a panel has to be replaced

A shallow patch only works on shallow damage. The American Concrete Pavement Association's guideline is a partial-depth repair for spalls within the top third to half of the slab with no steel showing, and a full-depth repair once the damage approaches or passes half the thickness. A common rule of thumb puts the tipping point at a quarter of the drive: once more than 25% of it is damaged, resurfacing or replacement becomes the more cost-effective route.

Driveways from the early-2000s building boom

Wylie began in the early 1870s as Nickelville and took the name of W. D. Wylie, a right-of-way agent for the Gulf, Colorado and Santa Fe Railway, as the Handbook of Texas tells it. By the City's account, the first train rolled in on Oct. 13, 1886, and the town incorporated in November 1887. Dairy farming for Dallas carried the town through the Depression, and the building of Lake Lavon, plus the North Texas Municipal Water District offices, took it to 1,804 people in 1960.

Most of its houses are far younger. The City's figures show 396 single-family permits in 2000, rising to 1,415 in 2003, 1,160 in 2004 and 1,225 in 2005. The Census Bureau's 2020–2024 survey counts about 75% of housing units as built in 2000 or later, and it estimated 63,842 residents on July 1, 2025.

The Handbook of Texas credits Wylie's early growth to its two railroads and the rich farmland of the Blackland Prairies, and describes Muddy Creek, which rises a mile northwest of town, as running through gently rolling land with deep, clayey soils. At the property line a home's driveway must measure between 12 and 24 feet across, and it has to sit at least 45 feet back from a street intersection.

Each address needs a driveway cut affidavit, a curb or street section removed for a private driveway can't come out more than 14 days before the driveway is built, and the fee schedule charges $50.00 per drive approach. Wylie repair permit questions

Do I need a permit to repair my driveway in Wylie?

The Building Inspection Department's list of projects that need a permit includes "extending a driveway, patio or any other types of concrete work," but it doesn't mention repairing or replacing a driveway in place.
