What the building code requires

Under the 2015 International Residential Code (IRC), which Garland uses, the floor must be an approved noncombustible material, and the parking area must slope so liquids run to a drain or toward the main vehicle door. The IRC also sets a live load of 50 pounds per square foot in a garage, while a 6-inch slab itself weighs about 75 pounds per square foot.

Thickness and base

The 2015 IRC sets a minimum of 3½ inches for a slab-on-ground floor, over a 4-inch base course of clean graded sand, gravel or crushed stone where the slab is below grade. Reinforcement only works when it sits at or just above mid-depth.

Vapor retarders

The IRC exempts garages and other unheated accessory structures from its vapor retarder rule. NRMCA still recommends a retarder at least 10 mils thick under interior slabs that will get floor coverings.

Joints

NRMCA spaces contraction joints 24 to 36 times the slab thickness, about 10 feet for a 4-inch slab and 15 feet at most, keeps panels square or nearly so, and cuts joints at least a quarter of the slab depth.

What type of concrete is best for building a garage floor?

The IRC puts garage slabs in its strictest strength category: at 28 days, 3,000 psi minimum where weathering is moderate and 3,500 psi where it is severe. The North Central Texas Council of Governments' recommended amendments to the 2024 IRC place the region in the Moderate class (a regional recommendation; confirm Garland's adopted table with the City). Around Dallas, 4,000 psi is often suggested for garage floors because of the shifting clay soil.

What is the downside of an epoxy garage floor?

Upkeep and application limits. Water-based epoxy may need a new coat every 3 to 5 years, while solid epoxy lasts 10 to 20 years, and epoxy should only go down between 60°F and 85°F with humidity under 85%. Normal highs at DFW Airport reach 95.6°F in July and 95.8°F in August. Quartz broadcast into 100% solids epoxy does add impact resistance not normally found with acrylic paint chips.

In 2026 Dallas-area figures, professional epoxy for a two-car garage of 500 square feet runs $1,550 to $6,190, and a standard garage averages $2,150 ($1,493 to $2,952). National figures are $1,600 to $5,800 for a 2-car garage, or $4 to $10 per square foot installed.

Should I repair or replace my garage floor?

Age and repair cost decide it. Replacing rather than patching is the usual advice once a concrete garage floor passes 20 years old, and full replacement also makes sense when repairs would cost more than half of a replacement. For smaller problems, national figures put sealing hairline cracks at $10 to $250, sealing leaking cracks at $150 to $500 and concrete leveling at $220 to $1,000.

How long before I can park on a new garage floor?

On a typical replacement timeline, the garage is unavailable during days 4 through 7 while the concrete cures. New concrete can support a car after 7 to 10 days if you keep off the edges, and it takes all normal traffic after 30 days.
