Stamped drives on two-acre lots
Cost guides price stamped concrete by the square foot, so the size of the drive shapes the budget. Early city leaders adopted "the Parker Concept", which established large lots; later lots shrank to one acre or less until, around 1990, residents pushed for a partial return to large lots. Today the SF (single-family) district requires 2.0 acres net, or 87,120 square feet, and caps coverage by above-ground structures at 20 percent, which the code puts at 17,424 square feet on a 2-acre lot. The first development annexed with five-acre lots sits at the northeast corner of Pecan Orchard and Springhill Estates Drive.

In Parker, the driveway permit and the culvert go together. The City's permit fee schedule, dated 2024-01-10, lists a $75.00 driveway/culvert permit, issued by the Building Department. The City's new-home permit application sets the culvert rules: pipe must be RCP (reinforced concrete pipe), sized by the City and installed before the plumbing rough-in inspection, bedded in ¾-inch rock from 4 inches below the flow line to halfway up the pipe and then covered with sand. The second new-home inspection covers plumbing rough and culverts, with culverts in place and ditch markers uncovered to show proper drainage.
New-home driveways
For a new home, the plot plan has to show the driveway and carry a registered surveyor's seal. During construction, gravel must cover the drive from the edge of the pavement to 10 feet inside the property line until the flatwork is done. The City's final inspection expects the job to be 100% complete, driveways included, and flatwork inspections can be called at any time during construction.

Color hardener is broadcast by hand onto the fresh concrete and colors only the top layer, so the color tends to be more intense than integral color; it also densifies the surface and helps give sharper imprints. Butterfield Color's data sheet says color hardener greatly increases the strength and durability of the concrete surface. The accent from the release agent is generally 5% to 30% of the final look, though too much of it can hurt sealer adhesion.
Thickness, edges and slope
The usual minimum for a home drive is 4 inches where the traffic is cars or SUVs of 3,000 to 6,000 pounds, rising to a possible 5 or 6 inches under trucks or large RVs weighing 12,000 pounds or more. Because a slab's edges carry heavy loads with less soil under them, the common advice is to make them 1 to 2 inches thicker over the outer 4 to 8 inches. A drive should slope toward the street by at least ⅛ inch per foot, per the Portland Cement Association.
When the car can go back on
A car can usually go on new concrete after 7 to 10 days, away from the edges, while heavier vehicles such as RVs and large trucks should wait at least 28 days. Stamped work needs an additional day or so beyond the usual 24 hours before anyone walks on it, so the excess release can be rinsed off.

Under every stamped pattern is an ordinary slab on grade, and improper subgrade preparation is one of the most common reasons residential slabs fail early. The City of Parker describes the soil in its Preserve as "Houston clay", a Rendzina soil with gray and black layers of organic matter over softer marl, chalk and limestone, in the region called the Blackland Prairie. Texas Parks and Wildlife says that region is named for its deep, fertile black soils, uniformly dark alkaline clays often called "black gumbo". Where soil is expansive, the usual guidance is a crushed-rock layer of 2 to 8 inches under the drive, set by how expansive the soil is.
Water matters too. Maxwell Creek runs from just north of Parker Road south through the Preserve into Murphy; the City gives its elevation as 476 feet and says it is subject to flooding.
Pouring and sealing in the heat
In an average year (1991-2020), DFW sees 20 days that reach 100°F, the National Weather Service says; the average first one falls on July 1 and the average last on August 27. Parker's best-known address is Southfork Ranch, where, according to the ranch, Joe Duncan built a 6,000-square-foot mansion on a 200-acre property in 1970. The City says exteriors for the TV series Dallas were shot there from the 1978-1979 season until 1989, when production moved entirely to California.
The town is much older than the show. The City traces its name to William C. Parker, son of John C. Parker, the area's first known settler, and dates the Corinth Presbyterian Church to August 2, 1846. The Handbook of Texas says Parker grew up around a gristmill and general store T. L. Johnson built in the early 1880s, and that the St. Louis, Arkansas and Texas Railway laid out town lots in the mid-1880s before running its tracks through Wylie instead. Parker incorporated on March 22, 1969, after a first attempt in 1968, and grew from an estimated 20 people in 1960 to 1,379 in 2000. The 2020 Census counted 5,462 residents, and the Census Bureau estimates 6,462 for July 1, 2025.

Permit and layout
The drive is laid out and formed once the City of Parker's driveway/culvert permit is in hand.
Subbase
Following ACI 302, the subbase and base under a slab should total at least 4 inches, using a compactable granular base with 10 to 30% fines and no clay, silt or organic material.
Color and stamp
